
A roof coating is a liquid membrane applied over an existing flat or low-slope roof. It cures into one continuous skin that keeps water out and takes the sun so the roof underneath does not have to. Which Chandler roofs get coated
Chandler is mostly a tile roof city. The Chandler Museum records that builders here turned to blocks of tract homes from the late 1940s, and it describes the newer developments, some of them almost a square mile in area, as row after row of tiled roofs and stucco walls. A coating is not what a pitched tile roof needs. The flat and low-slope roofs of the city are where coatings do their work.
- Flat sections on tile roof homes. A tile roof home here often has a flat or low-slope part as well: a patio cover, a room addition or a flat area between roof sections. These parts often carry foam or an older coating, and they need a recoat on schedule or the sun breaks the surface down and water gets in where it pools.
- Spray foam roofs. Spray foam roofing is our specialty. The coating on top is what protects the foam, and it wears out long before the foam does.
- Older homes near downtown. In the Silk Stocking neighborhood the city names Early Ranch as the main style, with Craftsman, Ranch and Spanish Colonial Revival homes among them. Where an older home has a flat or low-slope section, a porch roof or an addition, that is the part a coating is for.
- Commercial buildings. The Environmental Protection Agency describes flat and gently sloping roofs as typical of commercial, industrial and office buildings. Chandler has a great many of those: the city counts millions of square feet of office and industrial space in the Price Road Corridor and in the Airpark Area around Chandler Municipal Airport.

We coat over spray polyurethane foam, metal, modified bitumen, single ply and concrete, and over most existing coatings that are still sound. Nothing can be coated while it is wet or loose, which is why the inspection comes first.
What the Chandler climate does to a flat roof
The coating on a flat roof is the layer taking the Arizona sun. Climate tables for Chandler show an average July high of 106 degrees Fahrenheit, a record high of 119 and about 9.2 inches of rain in a year. That is very little rain and a great deal of sun, and the sun is what ages a coating.

A reflective coating sends sunlight back instead of storing it. Less heat reaches the roof deck, and the air conditioning has less to do. The Environmental Protection Agency says the same of cool roofs in general: a high solar reflectance is the most important property, and in air-conditioned homes a cool roof can cut peak cooling demand by 11 to 27 percent. That is the agency’s published range for peak demand, not a promise about any one house or any one bill.
Signs a flat roof is due for coating
- Chalky or powdery residue that comes off on your hand
- Coating that is cracked, or lifting along seams
- Water still standing two days after rain
- Bare patches where the old surface shows through
- Blisters around air conditioning curbs and pipes
- Stains on a ceiling or a wall under the flat section
- No recoat in 10 years or more
One sign on its own does not mean the roof has failed. It means the roof should be looked at before the next monsoon, while the fix is still a recoat. Left alone, the sun gets through to the foam or membrane, water follows, and the job turns into cutting out and rebuilding.
How a roof coating job runs
Every job follows the same order, and our own crew does the work. Nothing is priced from the ground or over the phone.
- Free roof inspection. We get on the roof, check the surface and probe for moisture. We look at drains, scuppers, parapet walls, flashing and every pipe and curb that comes through the roof, and we photograph what we find.
- Written fixed price. You get the coating system, the preparation and the price in writing before any work starts. The inspection and the quote are free, work or no work.
- Power wash. The whole roof is washed and left to dry, so the coating bonds to clean material and not to dust.
- Cut out and rebuild. Blistered and saturated areas are cut out and rebuilt. Coating over a wet area only traps the problem.
- Seal the details. Seams, scuppers, parapet flashing, pipes and curbs are sealed and reinforced before the open field of the roof is coated. Leaks often start at these details.
- Apply the coating. The chosen system goes on at the specified thickness as one continuous membrane.
- Walk the roof. We clean up and walk the finished roof with you.


Why the preparation matters more than the product
A coating is only as good as what it sticks to. Silicone will not bond to a surface that is dirty, damp or chalky. No coating fixes wet material underneath it, and no coating fixes a pipe or a curb that was never flashed properly. Those have to be rebuilt first. A quote that skips straight to the topcoat is leaving out the part of the job that decides how long the coating lasts.
How long the work takes
It depends on the size of the roof, how much has to be cut out and how long the roof needs to dry after washing. Polyurea sets within minutes, which matters during the monsoon: a roof coated in the morning can be back in service by lunch. Silicone cures by drawing moisture from the air and needs longer. One maker’s data sheet for a solvent-free silicone roof coating allows 24 to 48 hours, depending on temperature and humidity, before light foot traffic. Ask for the schedule for your roof when you get the written quote.

The coating systems we apply
We apply two main systems and recoat spray foam roofs. Each suits a different roof, and the full comparison is on our page about roof coatings Chandler roofs use.
- Silicone. Our default for a flat roof that holds water. It cures into a bright white surface that water can sit on without softening it.
- Polyurea. A two part elastomeric membrane that is sprayed, not rolled. It builds full thickness in one pass, stretches with seams and cracks, and takes foot traffic around air conditioning units.
- Foam roof recoat. A new coating on a spray foam roof, put on before the foam ever gets wet. Where the foam itself is damaged, a full foam roof makeover removes the bad foam, fills low areas with new foam and recoats the whole roof.

Does a roof coating need a permit in Chandler
The City of Chandler publishes a Homeowner Building Permit Manual, revised April 9, 2026. Its list of work exempt from a permit includes like for like replacement of roof coverings where the replacement roof does not increase the load on the structural frame, and it says a permit is not required for ordinary repairs to structures.
The manual’s roofing section says you need a permit to re-roof a house in two cases:
- You are replacing the old roofing with a different material, such as concrete tile. The city then requires an engineering analysis to show the roof structure can carry the extra load.
- You are replacing the old roofing with like material that already exceeds two layers.
The manual does not mention roof coating by name. A recoat renews the surface of the roof that is already there and does not change the roofing material, so it does not read like either case, but the city decides, not the contractor. The manual directs questions about whether a permit is required to the Plan Reviewer of the Day at Development Services, whose permit counter is at 215 East Buffalo Street in downtown Chandler. If part of the job is a tear-off or a change of material, ask before work starts.
Check with your homeowners association first
Chandler’s manual says the city does not enforce association rules, and that plans for a home in a subdivision with a homeowners association should be approved by the association before you apply to the city. A white coating on a flat section that can be seen from the street or from a neighbor’s upper floor is worth raising with the association before the work is booked.
Homes in the Silk Stocking historic overlay
In April 2024 the City of Chandler announced that the City Council had approved a Historic Preservation District zoning overlay over 23 properties on Washington and Coronado streets in the Silk Stocking neighborhood downtown. The owners signed a waiver agreeing to follow the historic preservation ordinance and its design guidelines for maintenance, repair and rehabilitation. If your home is one of them, ask the city how those guidelines treat roof work before the coating is chosen.
Addresses outside the city
Sun Lakes borders Chandler but is not part of the city. It is a census-designated place in Maricopa County, with Chandler to its north and east, so Chandler’s manual does not apply there. It is made up of five country club communities under three homeowner associations, so the association is the first call.
The SRP Cool Roof Rebate and what it asks for
Salt River Project runs a Cool Roof Rebate for its residential electric customers. We do not run the program and cannot promise a rebate. These are the terms printed on SRP’s application form, which says rebate levels and requirements can change or be canceled without notice.

The form says the work must be done by a contractor licensed by the Arizona Registrar of Contractors to install cool roofing, or by the homeowner. It caps the reimbursement, and SRP may inspect the roof before paying. Check the current amount and dates with SRP before you count on any of it. If you plan to apply, say so at the inspection, before the product is chosen.
When a coating is the wrong answer
A coating stops the surface from letting water in, and on a flat roof that solves most leaks. It does not fix everything, and we will tell you when it will not help.
- Wet material underneath. Saturated foam or membrane has to be cut out and rebuilt before anything is coated. Coat over a wet roof and you pay twice.
- Bad flashing. A pipe, a curb or a parapet that was never flashed properly will keep leaking under a new coating.
- A pitched tile or shingle roof. These are different jobs. On a tile roof the part that usually fails first is the underlayment under the tile, after 20 to 30 years in the sun.
- A roof that will not drain. Low areas on a foam roof can be filled with new foam so water runs off. That is part of a foam roof makeover, not a simple recoat.
We also repair and install tile roofs, work on asphalt roofs and flat roofs, and handle roof waterproofing, deck waterproofing and weather sealing, so the answer you get is not bent toward a coating. A roof that is leaking now is a call to our emergency leak line.
What decides the cost
We do not publish figures and we do not quote by phone, because the things that decide the cost can only be seen from the roof.
- Size. The area to be washed, prepared and coated.
- The system. Silicone, polyurea or a foam recoat.
- Preparation. How much blistered or wet material has to be cut out and rebuilt.
- Details. The number of seams, drains, scuppers, pipes and curbs that have to be sealed and reinforced.
After the inspection you get one fixed figure in writing, agreed before work starts.
Looking after a coated roof
- Have the drains, seams and penetrations checked once a year.
- Clear leaves and debris from scuppers before the monsoon starts on June 15.
- Look at the roof after any storm with strong wind.
- Rinse a silicone roof when dust has built up. Silicone collects dust and loses reflectivity until it is rinsed.
- Take care walking on silicone when it is wet. It is slippery, and walkways may need a granulated finish.
- Recoat before the coating wears through, so the job stays a recoat and not a rebuild.
A silicone coating gives ten to fifteen years of service on a Valley roof before it is due again, and longer when it is kept clean and the drains work. The Environmental Protection Agency makes the same point about cool roofs: low-slope cool roofs may need periodic cleaning to keep their reflectance.

Do I need a permit to coat a flat roof in Chandler, AZ?
Chandler’s Homeowner Building Permit Manual does not name roof coating. It says a permit is needed to re-roof when the old roofing is replaced with a different material, or with like material that already exceeds two layers, and it exempts like for like roof covering replacement that does not add load.
