Roof Coatings for Chandler Roofs: Silicone, Polyurea, Acrylic and Foam Recoats Compared

Ask three companies about a flat roof and you may be offered three different products, all described as an elastomeric roof coating. The word only means the cured film stretches. It says nothing about whether the coating can sit under standing water, how it holds up under ultraviolet light or what it will bond to. Those are the differences that matter on a Chandler roof.

The Cool Roof Rating Council, which rates and lists roofing products, files coatings under the same kinds of names: silicone, acrylic, polyurethane and several others. The council rates products for how they reflect and shed heat. It does not recommend one product or maker over another, so the choice still comes down to the roof.

Silicone roof coating

Silicone is our default for a flat roof that holds water. It goes on as one continuous, bright white membrane and cures into a surface that water can sit on without softening it. That one property decides many flat roof jobs here, because monsoon rain can arrive faster than small scuppers clear it, and a flat roof then holds water for a while.

What silicone does well

  • Ponding water. It tolerates standing water where many coatings soften. That does not make ponding harmless. The Roof Coatings Manufacturers Association says every roof should be built to drain, and that only some coatings are made to withstand standing water.
  • Sun. The reflective finish keeps ultraviolet light off the roof and cuts the heat going into the deck, which means less work for the air conditioning.
  • No tear-off. It goes over the existing roof, so nothing goes to landfill and the deck is never left open overnight.
  • Service life. Ten to fifteen years on a Valley roof by our own figure, and longer when the roof is kept clean and the drains work.

The limits of silicone

  • It is slippery when wet. A roof that gets regular foot traffic may need walkways with a granulated finish.
  • It collects dust and loses reflectivity until it is rinsed. After a dust storm a white roof is no longer very white.
  • It will not bond to a dirty, damp or chalky surface, so the wash and the drying time are not optional.
  • Later recoats have to be silicone as well. Other coatings do not stick well to cured silicone, so once a roof is silicone, every recoat after it is silicone too.
  • It does not fix wet material underneath or a penetration that was not flashed properly.

Polyurea elastomeric coating

Polyurea is a two part elastomeric membrane that is sprayed, not rolled. The two parts react on contact, gel within seconds and build full thickness in a single pass. Once cured it is a flexible skin with no seams and no fasteners.

What polyurea does well

  • Speed. It sets within minutes. A roof coated in the morning can be back in service by lunch and can take a monsoon storm that afternoon.
  • Movement. It stretches with seams, parapet joints and cracks where a stiffer film would split.
  • Foot traffic. It stands up to people walking the roof, which matters around air conditioning units that have to be serviced.
  • Reflectivity. A pale finish cuts heat gain in the same way a white silicone roof does.

Where polyurea earns its place

Polyurea suits a commercial roof that has to stay in use, a deck that people walk on, and any roof with long seams or joints that open and close with the heat. A Chandler roof goes from a cool night to full afternoon sun every day for months, and each cycle works the joints. For a quiet residential flat roof that simply holds a little water, silicone is usually the better buy and we will say so.

Like silicone, polyurea needs a clean, dry, sound surface. It goes over spray foam, metal, modified bitumen, concrete and most sound existing coatings with the right primer. It cannot go over anything wet, loose or contaminated.

Acrylic elastomeric coating

Acrylic is the water based white coating many people picture when they hear the phrase roof coating. It is the budget option. Of the three it is the cheapest, and we rate it the shortest lived under this much sun. The Roof Coatings Manufacturers Association notes that because acrylics are water based, ponding water can speed up their breakdown, and that weathering wears their thickness away over time. With adequate drainage, the association says, ponding is not an issue. We tell you when a cheaper recoat is enough for a sound roof with good drainage, and when it would be money spent twice.

If your roof has an acrylic coating now, that does not lock you in. Silicone and polyurea both go over most sound existing coatings. What matters is whether the old coating is still stuck down and dry, which is what the inspection checks.

Recoating a spray foam roof

A spray foam roof is polyurethane foam sprayed as one layer over the roof and then sealed with a reflective coating. The foam insulates and the coating protects the foam. The coating takes the ultraviolet light, so it is the coating that wears out, not the foam.

Most foam roofs in the Valley are due for a recoat every 10 to 15 years. Done on time, a recoat is a wash, some detail work and a new coating. Left too long, water reaches the foam, and a recoat turns into cutting out and rebuilding.

A makeover is not a tear-off. The sound foam stays where it is, and only what has failed is replaced.

Why the Chandler climate narrows the choice

Climate tables for Chandler show an average July high of 106 degrees Fahrenheit, a record of 119 and about 9.2 inches of rain a year. The National Weather Service counted 122 days at or above 100 degrees in Phoenix in 2025. A roof coating here spends most of its life under strong sun and very little of it under water, so resistance to ultraviolet light is the first test any product has to pass.

The second test is the monsoon, which the Weather Service counts from June 15 to September 30. Monsoon rain can come hard, and a flat roof has to hold it for as long as the scuppers take to clear it. That is why ponding tolerance comes right after sun resistance, and why silicone is our default on flat roofs that hold water.

The third is dust. The Weather Service says gusts in a dust storm are likely to run from roughly 40 to 60 mph. What they carry settles on the roof and in the drains. The Roof Coatings Manufacturers Association notes that white coatings in dry, dusty regions pick up dirt and that wind-blown dust can lower their reflectivity, which is why a rinse is part of looking after silicone.

Reflectance numbers and the SRP rebate

Two measured properties describe how cool a coating keeps a roof. The Cool Roof Rating Council defines solar reflectance as the fraction of solar energy reflected by the surface, and thermal emittance as how well a material sheds the heat it does absorb. The Solar Reflectance Index, or SRI, is calculated from the two.

These numbers matter in Chandler because SRP’s Cool Roof Rebate is written around them. The application form asks for a product that is tested and labeled by the council and meets one of three figures: a three-year SRI of 86 or more, an initial solar reflectance of 0.83 or more, or a three-year solar reflectance of 0.70 or more. The roof pitch has to be 2:12 or less and the cool roof material needs a minimum seven-year warranty.

White alone does not get a product over those lines, and the aged figures are usually lower than the figures for a new coating. What a new coating will and will not bond to

  • Sound and dry is the rule. Every system we apply needs a surface that is clean, dry and firmly attached.
  • Old coatings. Most sound existing coatings can be coated over with the right primer.
  • Silicone over silicone. A roof that already has silicone on it gets silicone again.
  • Chalk. A chalky surface has to be washed back to firm material first.
  • Blisters and wet areas. These are cut out and rebuilt. Coating over them traps the water.
  • Tile and shingles. These are not coating jobs. We repair and install tile roofs and work on asphalt roofs as separate jobs.

Questions to ask about any coating quote

  • Which coating is it by type: silicone, polyurea or acrylic?
  • What thickness is specified, and is it written down?
  • What preparation is included, and what happens if wet material is found?
  • Are seams, scuppers, parapet flashing and penetrations sealed and reinforced before the topcoat?
  • Will it bond to what is on the roof now, and is a primer needed?
  • What does the quote say about warranty, and who stands behind it?

What is the best roof coating for a flat roof in Chandler?

It depends on the roof. For a flat roof that holds water we start with silicone. Polyurea is the choice where the roof moves, takes foot traffic or cannot be out of service for long. In this climate, resistance to ultraviolet light and a reflective finish matter for every roof.

What is the difference between silicone and polyurea roof coatings?

Silicone wins on standing water and on price. Polyurea wins on speed, thickness in a single pass, foot traffic and movement. We use silicone unless the roof needs what polyurea does.

Is an elastomeric roof coating the same as a silicone coating?

Not always. Elastomeric only means the cured film stretches. Acrylic, silicone and polyurea coatings are all elastomeric, and they behave very differently under standing water and strong sun. Ask which type a quote means.

How long do roof coatings last in the Arizona sun?

We expect ten to fifteen years from a silicone coating on a Valley roof, and longer when it is kept clean and the drains work. We rate acrylic the shortest lived of the three types in this sun. A foam roof normally comes due for a recoat every 10 to 15 years.

Can silicone be applied over an old acrylic coating?

Usually yes, if the old coating is sound, dry and firmly attached, and with the right primer where one is needed. Chalky material is washed off first and any wet or blistered areas are cut out and rebuilt. The reverse is a different matter: a roof that already has silicone on it is recoated with silicone.

How often does a foam roof need recoating?

Every 10 to 15 years for most roofs in the Valley. The coating takes the ultraviolet light, so it wears out while the foam under it stays sound. Recoat on time and the foam never gets wet.

Does a white roof coating lower cooling costs?

A reflective coating sends sunlight back, so less heat reaches the roof deck and the air conditioning has less to do. The Environmental Protection Agency reports that in air-conditioned homes a cool roof can cut peak cooling demand by 11 to 27 percent. That figure is about peak demand, not a bill, and results for one house depend on its insulation and its roof.

Is there a warranty on roof coatings?

Our 5-year warranty is for full foam roof makeovers only. For other coating work, the terms are the ones stated in your written quote. Coating makers may give their own material warranties as well, and SRP’s rebate asks for a material warranty of at least seven years.
