The last column is what public sources say stands in each part of the city. It is not a survey of roofs. Coatings belong on the flat and low-slope roofs among those buildings: the patio covers, additions and flat sections that tile roof homes here often carry, and the flat or gently sloping roofs that are typical of office, industrial and commercial buildings. Your own roof may be the exception, and the inspection decides.

Neighborhoods on the city’s own register
The City of Chandler keeps a list of registered neighborhoods and marks each one as traditional or governed by a homeowners association. The list held 29 names in October 2026. Most were association neighborhoods, among them Dobson Place, Springfield Lakes, San Marcos Estates, Saguaro Canyon, Kempton Crossing, Creekwood Ranch, Ray Ranch Estates, Mountainside Ranch and Sunbird Golf Resort. The traditional ones were Armstrong, Carriage Lane, Home Place, San Mateo Estates, Senate Acres, Tradition East and Tyson Manor.
The split matters for a coating job. In an association neighborhood, the association may have a say over a white roof surface that can be seen from the street or from a neighbor’s second floor. Chandler’s Homeowner Building Permit Manual says the city does not enforce association rules and that plans should be approved by the association before you go to the city. A neighborhood the city marks as traditional is not listed as governed by an association. Check your own property papers if you are not sure.
Sun Lakes, next to the city
Sun Lakes is a census-designated place in Maricopa County with Chandler to its north and east. It is not inside the city, so Chandler’s permit manual does not apply there. It is an active adult community of five country club communities under three homeowner associations, with 14,868 residents at the 2020 census. What near should mean for a roof coating
A map pin is not the point. For a coating job, a company is near enough if it does four things.
- It gets on your roof before it quotes. We do not give a figure over the phone. The things that decide a coating job, such as wet foam, a blocked scupper or a seam that has opened, cannot be seen from the ground or from a satellite photo.
- It knows the local rules. Chandler’s permit manual, the association question and the terms of the SRP Cool Roof Rebate all affect how a job is set up.
- It works around the weather here. The roof has to be washed and dry before coating, and the monsoon runs from June 15 to September 30.
- It comes back. A coated roof should have its drains, seams and penetrations checked every year. A company that works in the Valley all year can do that.
We are not a crew that follows storms into the Valley. Our own crew does the work, and the office is open Monday to Saturday, 6 am to 6 pm. For an active leak there is an emergency leak line that is answered around the clock.
What you can check before you call
You do not need to climb onto the roof. Most of this can be seen from a ladder at the edge, from an upstairs window or from inside the house.
- Two days after rain, is water still standing? Some water right after a storm is to be expected on a flat roof. Water that is still there two days later is a warning sign.
- Does the surface leave white powder on your hand? A chalky coating is wearing away.
- Can you see cracks, or edges lifting along a seam?
- Are there bare patches where a darker surface shows through?
- Are there blisters around the air conditioning unit or the pipes?
- Is there a stain on a ceiling or wall under the flat part of the roof?
- Are the scuppers and drains clear, or packed with leaves and dust?
- When was the roof last coated? If the answer is 10 years or more, or nobody knows, it is time for someone to look.

Why the answers differ by neighborhood
The age of the street is the best clue to what is on the roof. The Chandler Museum records that tract building began here in the late 1940s and that some of the newer developments take up almost a square mile, with row after row of tiled roofs and stucco walls. The city says Chandler had about 30,000 residents in 1980, and the 2020 census counted 275,987, so most Chandler homes were built within a few decades of each other.
For coatings that means two things. On the older streets, a flat roof or patio cover may have been coated several times with different products, and what the next coat will bond to has to be checked. In the large subdivisions, flat sections built in the same few years tend to come due for a recoat around the same time. If a neighbor with the same floor plan has just found soft foam on a patio cover, yours is worth a look.

Timing a coating job around the Chandler weather
The National Weather Service counts the monsoon from June 15 to September 30. In its review of 2025 it recorded a large dust storm and flash flooding in the Phoenix area in late August, more flooding and severe storms in late September, and a top wind gust of 63 mph at Phoenix in October. Storms here do not keep to the calendar.
A roof has to be clean and dry to take a coating, so the dry weeks before mid June are the simplest time to book. The hot season is long: the Weather Service counted 122 days at or above 100 degrees in Phoenix in 2025.
